JOB DESCRIPTION SUMMARY

The Journeyman HVAC Technician will work under the direction of the Associate Director of Preventive Maintenance to support the operations of UK Campus Housing to upkeep the safe and efficient operation of all HVAC Systems for Greystar residential housing facilities, to include, but is not limited to the following:

JOB DESCRIPTION

•    Diagnose and repair Air Cooled and Water Source Heat Pump systems, installation/replacement of units, replacement of compressors, filter dryers, TXV’s, fan motors, evaporator coils, condenser coils, microprocessors and associated electrical components. 
•    Perform troubleshooting and diagnostic testing of heat pump control systems to determine the cause of failures and implement corrective actions as necessary. 
•    Must have a thorough understanding of electrical systems working with single phase and three phase electrical distribution systems of 120/277/480 volts. 
•    Utilize electrical testing equipment such as volt meters, to diagnose, repair, and replace electrical motors, motor controls, wiring, starters, relays, contactors, and miscellaneous electrical components. 
•    Maintain inventory of necessary parts and supplies to support the day-to-day operations for maintenance and repairs of all HVAC Equipment. Organize and prioritize daily workload to ensure all HVAC service requests and repairs are performed efficiently, correctly and in a timely manner. 
•    Adhere to the property’s Loss and Prevention program, policies, and procedures. 
•    Utilize and maintain a preventative maintenance program that minimizes emergency repairs and service repairs. 
•    Perform refrigerant recovery on HVAC systems, maintaining an accurate refrigerant management program and recovery logs. 
•    Evacuate and properly recharge refrigerant systems and return to service. 
•    Adhere to LOTO safety procedures utilizing electrical safety protocol testing and inspection of electrical systems. 
•    Take ownership and responsibility for the physical appearance and condition of the building infrastructure, maintaining all mechanical, electrical, and other utility spaces in a clean and orderly fashion. 
•    Maintain professional and positive customer relations with students, staff, and vendors alike. 

BASIC KNOWLEDGE & QUALIFICATIONS:

• High school diploma or equivalent GED.

• Capable of performing all tasks as outlined in the Key Responsibilities above.

• Familiarity with Building Automation Systems, and operating various HVAC and Electric systems connected. (Experience with JCI/Metasys a plus).

• Familiarity with understanding Building Automation Systems, HVAC Applications, and control sequences 

• General aptitude for grasping computer networking concepts.

• Proficiency in use of hand tools, power tools and electrical testing equipment, such as multimeters to determine voltage, amperage, resistance etc;

• Solid knowledge base in use of personal computers.

• Positive attitude and willingness to learn.

• Attention to detail.

• Excellent communication and listening skills.

SPECIAL CONSIDERATIONS:

  • This specialized role is dedicated exclusively to the maintenance, repair, and installation of Water Source Heat Pumps and associated systems. Our ideal candidate will have a deep understanding of HVAC equipment and applications, with the ability to troubleshoot and resolve complex issues with these systems.
  • It's important to note that this position is not an on-call position and is strictly focused on HVAC and mechanical equipment repairs and maintenance, however responding to after-hours emergencies may be required at times.
  • Unlike general facilities maintenance roles, responsibilities of this position do not extend to building upkeep tasks such as residential maintenance work orders, painting, or other non-HVAC related building maintenance activities, as these are managed by the Campus Housing Operations Team.

Additional Compensation:

  • Corporate Positions: In addition to the base salary, this role may be eligible to participate in an annual bonus program based on individual and company performance.
  • Onsite Property Positions: In addition to the base salary, this role may be eligible to participate in weekly, monthly, and/or quarterly bonus programs.
